Do I need a Realtor to buy a home in Arkansas?

You are not legally required to use one, but a buyer working without representation negotiates alone against a seller who has professional counsel. A Realtor advises on price, writes and negotiates the offer, coordinates inspections and repairs, tracks contract deadlines, and manages the path to Closing. We represent Buyers across Central and Northwest Arkansas, and we will explain exactly how buyer representation and compensation work before you commit to anything.

What is earnest money and how much do I need in Arkansas?

Earnest money is a good-faith deposit that tells a seller your offer is serious. In Arkansas it is held in escrow and applied toward your down payment or closing costs at Closing, so it is not an extra cost on top. The amount is negotiated as part of the offer and varies with price point and how competitive the market is, so there is no fixed figure. We structure your earnest money to keep you protected and competitive.

How do Arkansas property taxes work for a new buyer?

Arkansas assesses homes at 20% of market value and applies the local millage, so a $600,000 home in Pulaski County runs roughly $8,400 a year before the homestead credit. When a home changes hands the assessment resets to what you paid, so the seller's tax bill is not your tax bill. Our Mortgage Calculator uses the county-by-county new-buyer rates so the monthly number is honest.

Should I buy or sell my home first?

It depends on your finances and how much certainty you need. Selling first frees up your equity and strengthens your next offer, but you may need a short-term place to land. Buying first means no double move, though it can stretch you to carry two homes for a stretch. We often bridge the gap with rent-back agreements, contingent offers, or careful timing so both closings line up.

Most of our Florida clients are Arkansas families buying a second or vacation home, so we already know the questions you have not thought to ask yet.

What is different about buying on the Emerald Coast?

Insurance and taxes carry more of the monthly cost than they do inland. Wind coverage and, in many zones, flood coverage are real line items, and Florida taxes a new buyer on the full purchase price with no assessment cap until you establish homestead. Short-term-rental rules, HOA and condo reserves, and beach access rights also vary block by block. Our Mortgage Calculator is already set to Okaloosa, Walton, and Bay County rates with wind and flood included.

Do I get the Florida homestead exemption on a second home?

No. Homestead and the Save Our Homes 3% assessment cap apply only to your primary residence. A vacation home is taxed at full assessed value, which can grow up to 10% a year. If you plan to move to Florida full time, the math changes, and we will walk you through it before you write an offer.

How does earnest money work in Florida?

Florida contracts typically place the deposit with a title company or escrow agent within a few days of the effective date, and the amount is negotiated. The inspection period, financing contingency, and deposit deadlines are tighter than many Arkansas Buyers expect, so we track every date and keep your deposit protected.
