How is my Arkansas property tax estimated here?

Arkansas assesses at 20 percent of appraised value and applies the local school, city, and county millage, and after a sale the assessed value resets to what you paid. That puts most Arkansas homes between 1 and 1.4 percent of price in the first full year, which is higher than the seller's old bill and higher than most calculators assume. We use your county's typical millage and subtract the state homestead credit, $600 per parcel on an owner-occupied primary residence. After year one, Amendment 79 caps assessed value growth at 5 percent a year, so the bill drifts below market value the longer you stay.

How are Florida property taxes estimated here?

Florida taxes close to full market value, and after a sale the assessed value resets to what you paid. County, city, school, and district millage on the Emerald Coast lands most homes between 0.8 and 1.2 percent of price, before exemptions. If the home is your primary residence, the Florida homestead exemption removes roughly $50,000 of value from the tax roll, and the Save Our Homes cap holds assessed value growth to 3 percent a year after that. Non-ad valorem assessments such as fire district and solid waste fees are billed separately and are not in this estimate.

Is Arkansas homeowners insurance really that expensive?

Often, yes. Arkansas sits in hail and tornado country, and the state average runs roughly $3,720 a year on $300,000 of dwelling coverage, among the highest in the country. We estimate at 1 percent of purchase price as a starting point. Get a real quote early in your search, because it moves your monthly payment more than most buyers expect.

Why is the insurance estimate so much higher on the Emerald Coast?

Because it has to cover wind, and usually flood. A wind-inclusive homeowners policy on the Panhandle commonly runs 1 to 2.5 percent of home value a year depending on distance from the water, roof age, and construction, and a flood policy adds several hundred to several thousand dollars on top. We start at 1.75 percent of price to cover both, which is realistic for a newer home away from the water. Hurricane deductibles are typically 2 to 5 percent of dwelling coverage, so get real quotes early. Insurance moves an Emerald Coast payment more than the interest rate does.

What is PMI and when does it go away?

Private mortgage insurance protects the lender when you put down less than 20 percent on a conventional loan. We estimate it at 0.6 percent of the loan amount per year. On a conventional loan you can generally request removal at 80 percent loan-to-value and it must terminate automatically at 78 percent. FHA loans work differently and often carry mortgage insurance for the life of the loan.

Does this include closing costs?

No. This is your recurring monthly payment. Buyer closing costs in Central Arkansas typically run 2 to 4 percent2 to 5 percent, including Florida's documentary stamp and intangible taxes on the mortgage, of the purchase price, and they are separate from your down payment.
